We gave Right Image Builders the keys to our 1962 ranch home and asked them to bring it into the 21st century. They delivered — new kitchen, two bathrooms, hardwood floors throughout, new windows, and a structural wall removal for open concept — all under one fixed-price contract. The owner was personally on-site throughout. Best decision we've made as homeowners.

One Project,
Not Six
Most of the houses we remodel in Los Angeles were built between 1940 and 1970: ranches and traditionals of 1,200–2,200 sq ft on the flats of the Valley, larger estates in Encino and Tarzana, post-and-beam and hillside houses south of Ventura Boulevard. They share the same list: small closed kitchens, bathrooms built for a smaller household, galvanized supply lines and cast-iron drains, 60- to 100-amp electrical panels, no central air, single-pane windows and no insulation worth the name.
A whole-home remodel fixes the list once instead of room by room. Opening the plan, rebuilding the kitchen and every bathroom, new flooring and finishes throughout, and the systems replaced while the walls are open: a 200-amp service, new plumbing, HVAC sized for the new layout, insulation and dual-pane windows under Title 24. Structural changes are engineered and permitted in the same set of plans, so the house goes through one plan check and one sequence of inspections.
The project runs on one fixed-price contract after the walkthrough and the design, with one project lead on site from demolition to final inspection and final payment only after your walkthrough. Our office is in Valley Glen; Studio City, Sherman Oaks, Encino and Van Nuys are 5–15 minutes away, and Burbank, Glendale and the rest of the Valley are inside our daily range.

What the Remodel
Includes
Design & Layout
Opening the original plan, moving the kitchen into the living space, carving a primary suite out of two small bedrooms, and a finish schedule for every room, drawn before anything is priced.
Structural & Seismic
Bearing-wall removals on engineered beams, new headers for wider openings, cripple-wall bracing and anchor bolts on raised foundations, stamped by a licensed engineer.
Kitchen & Every Bathroom
Cabinetry, stone, appliances and lighting in the kitchen; waterproofed showers, tile and vanities in each bath, built on the same schedule by the same crew.
Electrical, Plumbing & HVAC
A 200-amp LADWP service where the house needs it, new circuits throughout, copper or PEX supply and ABS drains replacing galvanized and cast iron, and HVAC sized for the new layout.
Envelope & Exterior
Dual-pane windows and doors under Title 24, insulation, stucco repair or re-skin, and roof tie-ins where the plan changes the roof line.
Permits & Inspections
Building, electrical, plumbing and mechanical permits pulled and closed, plan-check corrections answered, and every inspection scheduled by your project lead.
Transparent from the first visit to the closed permit.
Professional, licensed and insured, and we put that in writing at every step, because a remodel is a trust decision before it is a construction decision.

The proposal lists what is demolished, what is built, which finishes are included and which permit covers it. If it is not written down, it is not in the job.
When walls, floors or roofs open up we photograph what is behind them and send you the pictures. Anything beyond the scope is priced in writing before the crew continues. You never find out from the invoice.
California law caps a home-improvement deposit at $1,000 or 10 percent of the contract, whichever is less. We follow it. Progress payments follow the work, and the final payment comes after your walkthrough.
We submit the plans, meet the inspector and close the permit. You get the closed-permit record, which is what a buyer, an insurer or an appraiser will ask for.
The people who estimate the job are the people who build it. No subcontractor hand-offs, no call center; your project lead answers the phone during the job and after it.
No Surprise Invoices
in Los Angeles
A whole-home remodel in Los Angeles starts with a free on-site visit and ends with one fixed, written price that covers the whole scope, the permit from LADBS and the inspections, before any work begins.
The three things that change the price are the scope, what the house hides and the finishes you choose, and each is settled in writing before the crew moves on; final payment comes after your walkthrough.
If you want numbers before the visit, the whole-home remodel cost guide publishes the current planning ranges.

Our Whole-Home Work
Our full home remodel was a massive undertaking. Right Image Builders handled it all — demo, framing, plumbing, electrical, tile, painting. One contract, one crew, one point of contact. I cannot overstate how rare that is in LA.
Two bathrooms, new hardwood floors, kitchen cabinets, and a laundry room — all in one project. Right Image Builders coordinated everything flawlessly. They answered every text within the hour. This is how construction is supposed to work.

Plan on 4–8 weeks of design and plan check, then 4–6 months of construction for an interior remodel without structural changes, or 6–10 months when walls come out, the foundation is reinforced or an addition is part of the project. The milestone schedule is in the fixed-price proposal before we start.
For a true whole-home remodel, yes, for most of the construction phase: the kitchen and every bathroom are out of service and the floors come up. When the scope allows it we phase the work to keep one bathroom and a temporary kitchen, and we tell you at the walkthrough which one your project needs.
A building permit with plan check through LADBS inside the City of Los Angeles (Burbank, Glendale, Beverly Hills and Pasadena run their own building departments), plus electrical, plumbing and mechanical permits, Title 24 energy compliance for new windows, insulation and HVAC, stamped structural engineering for any wall removal or foundation work, and Baseline Hillside Ordinance review on hillside lots. We pull and close every permit and schedule every inspection.
Design and layout, structural and seismic work, the kitchen and every bathroom, electrical, plumbing and HVAC, the envelope (windows, doors, insulation, stucco and roof tie-ins) and the permits and inspections, all in one contract with one crew. Additions and second stories can be engineered and permitted with the remodel as one project.
Sometimes. If the house has two bathrooms and the structural work is limited to one side, we can keep one bath and a temporary kitchen running and move through the house in two phases. It costs more time than a single phase, and we price both options after the walkthrough so you can choose.

A fixed price, in writing, after the free on-site visit, not a running estimate. The scope is itemized line by line, the LADBS permit and inspections are inside it, and hidden conditions found during a Los Angeles job are priced in writing before any further work.
