The Right Image Approach

A Roof That Lasts
Decades, Not Years

Los Angeles is harder on roofs than most homeowners realize. The summer heat cycles — 95°F days followed by cool nights — stress shingles and tile adhesive over years of thermal expansion and contraction. The Santa Ana wind events stress ridge caps and lifted tile. And when LA finally gets rain, every hidden underlayment failure that went unnoticed during the dry months announces itself at once. A roof that was "fine last year" can fail dramatically in the first major storm.

Right Image Builders approaches roofing the same way we approach every other project: with a licensed crew that does the work itself, not a network of roofing subcontractors dispatched under our name. We pull the permit, we install the roof, we schedule the final inspection, and we register the manufacturer warranty in your name. When you call us about an issue two years after installation, we know exactly who did the work — because it was our crew.

We handle residential and commercial roofing across all Los Angeles neighborhoods and all material types: asphalt shingle, concrete and clay tile, standing seam and exposed-fastener metal, TPO and modified bitumen flat roofing, and spray polyurethane foam (SPF) for low-slope applications. Every project begins with a thorough roof assessment — deck condition, flashing integrity, underlayment, ventilation — so you know exactly what you're getting before any material is ordered.

For homes in LA County's Very High Fire Hazard Severity Zones, we install only Class A fire-rated materials and can advise on compliance requirements for your specific parcel. A re-roof in a VHFHSZ must use Class A materials — and the permit inspection confirms it. We don't cut corners on fire rating, because your insurance and your neighbors' safety depend on it.

Materials We Install

Every Material,
Installed to Last

01
Asphalt Shingle

The most cost-effective option for pitched roofs. We install Class A fire-rated, 30–50 year architectural shingles from Owens Corning, GAF, and CertainTeed. Impact-resistant options available. Proper ice-and-water shield and synthetic underlayment on every installation.

25–50 year lifespan
02
Concrete & Clay Tile

The defining material of LA's roofline. Concrete tile (Boral, Eagle, MonierLifetile) and clay tile (US Tile, Ludowici) — mortar-set hip and ridge, proper underlayment (two-layer #30 felt or Boral TileSeal), and redecking where required. Weight and structural requirements assessed before installation.

50+ year lifespan
03
Metal Roofing

Standing seam and exposed-fastener metal panels in steel, aluminum, and Galvalume. Class A fire rated, wind resistant to 160 mph+, and ideal for modern and contemporary homes. Low-slope applications down to 1:12 pitch with hidden fastener standing seam systems.

40–70 year lifespan
04
Flat / TPO / Foam

TPO (thermoplastic polyolefin) single-ply membrane, modified bitumen (torch-down and cold-applied), and spray polyurethane foam (SPF) for low-slope residential and commercial roofs. Fully adhered systems, tapered insulation for positive drainage, and 10–20 year manufacturer warranties.

10–20 year systems

What We Do

Every Roofing Service,
One Licensed Crew

01

New Roof Installation

Complete new roof installation on new construction or complete existing structure — deck inspection and preparation, ice-and-water shield in valleys and eaves, synthetic or felt underlayment, roofing material installation (shingle, tile, metal, or flat), flashing at all penetrations and transitions, ridge cap, gutters and downspouts, and manufacturer warranty registration. Full permit, final inspection, closed permit handed to you.

02

Re-Roofing & Full Tear-Off

Full tear-off of all existing roofing layers down to the deck — required when existing layers are damaged or when more than two layers of roofing are already present (LA code prohibits installing a third layer of asphalt shingle). Deck inspection after tear-off; damaged decking replaced under our contract. New felt or synthetic underlayment, new roofing system, new flashing at all critical points. No hidden deck damage surprises after tear-off.

03

Roof Repair & Emergency Response

Leak investigation and repair — flashing failures (chimney, skylight, wall-to-roof, valley), missing or cracked tiles, damaged shingles, ridge cap deterioration, pipe boot seal failure, and exposed nail heads. We diagnose before we quote — if a repair is the right answer, we tell you. If the damage pattern indicates the roof needs replacement, we tell you that too. No unnecessary repairs that buy you six months before the next call.

04

Flat Roofing — TPO, Modified Bitumen & Foam

Commercial-grade flat roofing systems for residential flat roofs, commercial buildings, apartment buildings, and retail/office spaces. TPO membrane (fully adhered or mechanically fastened), modified bitumen (torch-down cap sheet), and spray polyurethane foam (SPF) with silicone topcoat. Tapered insulation for positive drainage. 10–20 year NDL (No Dollar Limit) manufacturer warranties available on qualifying installations.

05

Tile Roofing — Concrete & Clay

Concrete and clay tile re-roofing with complete tear-off of the existing tile, inspection and replacement of damaged deck sheathing, upgraded two-layer underlayment system (Boral TileSeal or equivalent), and reinstallation of all new tile. Hip and ridge mortar-set with color-matched mortar. We assess structural adequacy for tile weight on older homes before any tile is ordered — tile adds significant load and we won't install it on a structure that can't support it.

06

Permits, Inspections & Manufacturer Warranties

Every re-roofing project in LA requires a building permit and a final inspection. We handle both — permit application, the inspection appointment, any correction notices, and final sign-off. After completion, we register your roof with the manufacturer in your name, providing a 10–25 year material warranty (depending on product) in addition to our own workmanship warranty. You receive a closed permit and a registered warranty package.

Roofing FAQ

Questions We
Hear Every Day

How much does a new roof cost in Los Angeles?+
A new asphalt shingle roof in Los Angeles typically costs $12,000–$25,000 for an average single-family home. Concrete or clay tile re-roofing runs $18,000–$40,000+ depending on pitch, size, and tile selection. Flat/TPO roofing for residential properties costs $8,000–$18,000. Metal roofing runs $20,000–$50,000+. These ranges include full tear-off of the existing roof, new underlayment, all permits, and manufacturer warranty registration. Contact us for a free estimate on your specific property.
How long does a roof replacement take in Los Angeles?+
Most residential roof replacements take 1–5 days of active construction. An asphalt shingle re-roof on a typical single-story home takes 1–2 days. A large two-story tile re-roof takes 3–5 days. We handle permit submission and approval before scheduling construction start, so there's no waiting period once we begin. LA permit approval for a standard re-roof typically takes 1–3 weeks.
Do I need a permit for a roof replacement in Los Angeles?+
Yes. LADBS and all LA-area building departments require a permit for a complete roof replacement. This triggers a final inspection confirming proper installation, nailing patterns, underlayment, and flashing. Right Image Builders handles the permit application and inspection scheduling — we don't skip permits to save time, because an unpermitted roof creates a disclosure issue when you sell and may affect your homeowner's insurance coverage for storm damage.
What is the best roofing material for Los Angeles homes and wildfire zones?+
For LA's climate, concrete and clay tile performs best long-term — it handles heat cycling, lasts 50+ years, and is inherently Class A fire-rated. Asphalt shingle (Class A, architectural) is the most cost-effective option and performs well in LA's mild climate. For homes in VHFHSZ (Very High Fire Hazard Severity Zones), all roofing materials must be Class A fire-rated — we install only Class A materials on all projects, regardless of zone. Metal roofing (standing seam) is an excellent choice for modern homes and provides superior fire and wind resistance.
How do I know if my roof needs repair or a full replacement?+
Signs a repair may be sufficient: isolated leak at a single flashing point (chimney, vent, valley), a few missing or broken tiles, minor granule loss in one area, and the roof is under 15 years old. Signs a full replacement is needed: roof is 20+ years old (shingle) or 40+ years old (tile), multiple leaks in different locations, sagging or soft deck areas, widespread granule loss or curling shingles across the entire surface, widespread cracked or loose tile. We assess your roof at no cost and give you an honest answer — not every roof visit results in a new roof proposal.

Our 35-year-old tile roof was leaking into two rooms after the last rainstorm. Right Image Builders did a complete tear-off and re-tile — new concrete tile, upgraded underlayment, all of it — in under two weeks. Beautiful work, all permitted, and they cleaned up perfectly every single day. Absolutely first class.
