Siding Is a Water Job
Before It Is a Looks Job
Most siding in Los Angeles fails from the inside out. The sun dries and cracks the surface, but the damage that costs money happens behind it: a weather barrier that was never lapped, flashing that stops short of the window, a deck ledger that was sided over, a stucco weep screed buried in soil. On a 1950s Valley ranch we find the original felt paper torn and the sill plates soft; on a hillside house in the canyons we find decades of wind-driven rain behind wood that still looks fine from the street.
That is why our crew does not re-side over problems. We take the old material off, repair the dry rot and the sheathing, install a new weather-resistive barrier and flash every opening, deck and corner, and only then hang the siding or lath the wall. The result is an exterior that keeps water out for decades and a surface that holds paint or color coat as it should.
We are a licensed general contractor, not a siding-only outfit, so the same crew handles the framing repair, the windows or the deck ledger we find behind the wall, under one contract and one permit, with final payment after your walkthrough. A recent Calabasas project shows the whole sequence.

Every Siding Material,
With Honest Numbers
Planning ranges per square foot of wall area and for a typical 1,800 sq ft of wall, compiled from published Los Angeles pricing in October 2026. Your house is measured, not assumed.
Fiber cement lap (James Hardie and similar)
$13–$22 per sq ft · $23.5K–$39.5K whole house. Noncombustible, paintable, 50-year class products; the default replacement for a 1950s Valley house and the material we install most.
Fiber cement panel / board-and-batten
$15–$26 per sq ft · $27K–$47K whole house. Vertical panel and batten look for mid-century and modern houses; same material, more trim and cutting.
Stucco: patch and re-coat
$3–$7 per sq ft · $5.5K–$12.5K whole house. Crack repair, patching and a new color or elastomeric coat over sound stucco; the least expensive refresh.
Stucco: one-coat over new lath
$8–$13 per sq ft · $14.5K–$23.5K whole house. New paper and lath with a one-coat system; where the old stucco is failing but the budget is tight.
Stucco: full three-coat re-stucco
$11–$20 per sq ft · $20K–$36K whole house. Tear-off, new paper and lath, scratch, brown and color coats; the traditional Los Angeles exterior done properly. Smooth finishes cost more.
Engineered wood (LP SmartSide type)
$10–$18 per sq ft · $18K–$32.5K whole house. Resin-bonded wood strand siding; lighter and cheaper than fiber cement, with a wood look.
Natural wood (cedar, redwood)
$14–$30 per sq ft · $25K–$54K whole house. The real thing, with the maintenance that comes with it; fire-zone lots need treated wood or a tested assembly.
Vinyl
$7–$13 per sq ft · $12.5K–$23.5K whole house. Rare in Southern California; generally not used in fire-hazard zones.
Metal (steel, aluminum)
$12–$30 per sq ft · $21.5K–$54K whole house. Standing-seam and corrugated panels for modern houses; noncombustible.
Every Siding Service,
One Licensed Crew
Full Siding Replacement
Tear-off of the existing siding or stucco, dry-rot and sheathing repair, new weather-resistive barrier, flashing at every window, door, deck ledger and corner, new siding, trim and caulking, ready for paint. Our crew, start to finish, in 2–4 weeks on a typical house.
Siding and Stucco Repair
Cracked stucco, soft boards, woodpecker and termite damage, rot at the base of a wall, failed caulking at windows: matched, flashed and finished so the repair disappears. Most repairs start around $650; sections that need new paper and lath run $4,000–$9,500.
Full Re-Stucco and Re-Coat
Three-coat re-stucco over new paper and lath, one-coat systems, or a patch-and-recoat with a new color or elastomeric finish over sound stucco; smooth and textured finishes.
Stucco-to-Siding and Siding-to-Stucco
Converting a stucco house to fiber cement or wood siding, or a sided house to stucco, including the structural and flashing details each one needs; permitted as an alteration through LADBS or your city.
Fire-Zone Exteriors
In Very High Fire Hazard Severity Zones (the hillsides, Calabasas, Malibu) we build to the California Wildland-Urban Interface Code that replaced Chapter 7A on January 1, 2026: noncombustible fiber cement, metal or three-coat stucco, or ignition-resistant treated wood.
Dry Rot, Windows and Decks Behind the Wall
Because we are a general contractor, the rotted stud, the failed window flashing or the deck ledger we uncover is repaired under the same contract, not referred out.

For a typical 1,800 sq ft of wall, 2026 planning ranges compiled from published Los Angeles pricing run $23.5K–$39.5K for fiber cement lap ($13–$22 per sq ft of wall), $20K–$36K for a full three-coat re-stucco ($11–$20), $18K–$32.5K for engineered wood and $5.5K–$12.5K for a stucco re-coat. The ranges include tear-off, weather barrier, flashing and trim; paint and scaffolding for two-story houses are separate. Your fixed price follows a free on-site estimate.
Yes. Inside the City of Los Angeles, replacing siding over solid sheathing with an approved weather-resistive barrier, re-stuccoing a house and replacing siding with stucco are express permits at LADBS (no plan check) when the wall is 5 feet or more from the property line; closer walls go through plan check. Burbank, Glendale, Calabasas, Pasadena and the other independent cities issue theirs through their own building departments. We pull the permit in our name.
In a Very High Fire Hazard Severity Zone the 2025 California Wildland-Urban Interface Code (which replaced Chapter 7A on January 1, 2026) applies to alterations and repairs, so a re-side has to comply. Fiber cement, metal and three-coat stucco qualify as noncombustible; exterior-rated fire-retardant-treated wood qualifies as ignition-resistant; untreated wood needs a tested assembly behind it; vinyl is generally not used; paints and coatings are not an approved method of protection.
Stucco suits the Spanish, ranch and Mediterranean houses that were built with it and costs less to refresh when the base is sound. Fiber cement suits mid-century, Craftsman and contemporary houses, takes paint well, resists fire and termites and needs no cure time. On a house whose stucco has failed to the lath, a full re-stucco and a fiber cement conversion land in overlapping ranges, so the choice is about the architecture; see stucco vs. fiber cement vs. wood.
Our crew takes 2–4 weeks on site for a full replacement on a typical house. Fiber cement goes up in days once the tear-off and repairs are done; a three-coat stucco job waits for each coat to cure and then 28 days before paint, which is why stucco sits at the long end. Hillside houses add scaffolding time; the Calabasas project on this page ran six weeks because the house is three levels on a slope with rot repairs behind the siding.
Often, yes. Isolated rot at the base of a wall, a few split boards, stucco cracks or a failed window flashing are repairs, usually $650–$2,500. Replacement makes sense when the damage is spread across a wall, the weather barrier behind the siding has failed, or a stucco wall needs new paper and lath over more than a section or two. The free assessment tells you which case you have; see siding and stucco repair.
Always the barrier and the flashing. New siding over an old, torn weather barrier is the most common reason a re-side fails within a few years. We strip to the sheathing, repair what we find, install a new weather-resistive barrier lapped the right way, flash every window, door, deck ledger and corner, and only then install the siding.
A 10-year written workmanship warranty on our installation, in the contract. Manufacturer product warranties are separate and depend on the product; where the manufacturer offers registration, we register it in your name at completion.
