What Malibu Walls
Usually Need
The houses we re-side in Malibu are mostly coastal and canyon houses from 1950s beach cottages to contemporary estates, all in the Very High Fire Hazard Severity Zone (Chapter 7A) and most in the Coastal Zone. Around Point Dume, Malibu Park, Malibu Colony and the canyons and Pacific Coast Highway bluffs the walls tell the same story we see across the Westside: original stucco or wood from the first build, patched over the decades, with the weather barrier behind it long past its life.
Hillside and canyon houses add scaffolding on every elevation and, in the fire zone, a noncombustible exterior: fiber cement, metal panels or three-coat stucco. Salt air changes the fasteners, not the siding: stainless or hot-dip galvanized nails, flashing that does not corrode, and a primed-all-sides fiber cement or a three-coat stucco that shrugs off the marine layer. On larger two-story houses and estates, board-and-batten fiber cement panel or standing-seam metal suits the scale; the planning figures scale with wall area, which on a 3,500 sq ft house can be 4,000 sq ft or more.
Either way the sequence does not change: tear-off to the sheathing, dry-rot and framing repair priced in writing, a new weather-resistive barrier with flashing at every window, deck ledger and corner, then the siding or lath. Malibu is 55 minutes from our Valley Glen office, so the same crew that measures the house builds it.

How We Price a Siding replacement
in Malibu
Every siding replacement in Malibu gets one fixed, written price after a free on-site visit: we measure the house, check what the City of Malibu Building Safety requires for the lot and price the whole scope before you sign anything.
What moves the number is the scope you choose, the condition we find behind the walls and the finish level, never a surprise invoice: anything we uncover during the work is priced in writing before the crew continues, and the final payment comes after your walkthrough.

Permits and the Fire Code
in Malibu
Siding in Malibu is permitted by City of Malibu Building Safety, City Hall, 23825 Stuart Ranch Rd, not LADBS: Malibu adds Coastal Zone review on most parcels and the fire-zone material rules on all of them, which is why we confirm the scope with the city before pricing. A like-for-like re-side or re-stucco is usually a straightforward permit; a conversion or structural repair is an alteration permit. We pull it, schedule the inspections and close it before the final payment.
All of Malibu is mapped as a Very High Fire Hazard Severity Zone, so the 2025 California Wildland-Urban Interface Code (which replaced Chapter 7A on January 1, 2026) governs every exterior alteration here: the wall covering must be noncombustible (fiber cement, metal, three-coat stucco) or ignition-resistant (fire-retardant-treated wood), vents must be ember-resistant and the base of the wall and the eaves need the listed details. Paint and coatings do not qualify. We build to it on every Malibu job.

Every Siding Service,
One Licensed Crew
Full siding replacement
Tear-off, dry-rot and sheathing repair, new weather-resistive barrier, flashing at every window, door, deck ledger and corner, new siding, trim and caulking, ready for paint.
Siding and stucco repair
Cracked stucco, soft boards, termite and woodpecker damage, rot at the base of a wall, failed caulking: matched, flashed and finished so the repair disappears.
Re-stucco and re-coat
Three-coat re-stucco over new paper and lath, one-coat systems, or a patch-and-re-coat with a new color or elastomeric finish; smooth and textured.
Conversions
Stucco to fiber cement or wood siding, or siding to stucco, with the flashing and structural details each direction needs, permitted as an alteration.
Fire-zone exteriors
Noncombustible fiber cement, metal or three-coat stucco, or treated wood, with ember-resistant vents, built to the 2025 California Wildland-Urban Interface Code where Malibu parcels fall inside a fire-hazard zone.
What is behind the wall
The rotted stud, the failed window flashing or the deck ledger we uncover is repaired under the same contract and permit, not referred out.

Ask About Siding
Yes. Our own crew installs fiber cement, engineered and natural wood, metal and vinyl, and does stucco from a patch-and-re-coat to a full three-coat re-stucco, plus stucco-to-siding and siding-to-stucco conversions. In Malibu that matters because so many houses mix the two, stucco below with wood or board-and-batten above, and the flashing between them is where the leaks start.
We do, through the City of Malibu Building Safety (own city; Coastal Zone and Very High Fire Hazard Severity Zone rules apply). A straightforward re-side or re-stucco is a simple permit; a conversion or a wall with framing repair is an alteration permit with an inspection before the finish goes on. The permit is closed before your final payment.
Two to four weeks on site for a typical single-story Malibu house: a few days of tear-off and repair, a few days for barrier and flashing, then the siding or the stucco coats, which need their cure time between coats. Two-story and hillside houses run four to six weeks because every elevation is scaffolded; our Calabasas project ran six.
Four things: an active CSLB license you can verify online (ours is #1021284, General Building B), proof of liability and workers' compensation insurance, a written workmanship warranty with a term on it (ours is ten years), and a written scope that names the weather barrier, the flashing and who pulls the permit. If a bid in Malibu does not mention the barrier, it is a bid to cover the problem, not fix it.
With one fixed, written price after a free on-site visit. We measure the house, confirm what the City of Malibu Building Safety will require for your address, and itemize the whole scope before you sign; anything uncovered during the work in Malibu is priced in writing before the crew continues, and the final payment comes after your walkthrough. Planning ranges are published in the siding cost guide.
