Right Image Builders repairs siding and stucco across Los Angeles: soft boards and sill rot on 1950s ranches, stucco cracks and failed weep screeds, window and deck flashing that lets water behind the wall, termite and woodpecker damage. We open the wall, fix what is behind it, match the material and finish, and tell you plainly when a repair would only be delaying a replacement. Free on-site assessment: (818) 210-4544.
Repair or Replace:
How We Decide
A repair is the right call when the damage has one cause and one location: a planter that kept the base of a wall wet, a window that was never flashed, a deck ledger that was sided over, a crack where the house settled. Fix the cause, open the wall far enough to reach dry wood, replace the barrier and flashing in that area, match the siding or stucco, and the repair lasts.
Replacement is the right call when the damage is spread across a wall or the house: the original felt paper is torn behind most of the siding, the stucco has failed to the lath in several places, or boards are soft on more than one elevation. Patching those walls one section at a time costs more over five years than doing the wall once. The free assessment, with a probe and a moisture meter, tells you which case you have; the repair vs. replacement guide explains the signs.
Small repairs under about 10 percent of the wall's replacement cost do not need a permit in the City of Los Angeles; larger sections and anything that changes the wall assembly are permitted through LADBS or your city.

The Repairs We See
Most Often
Dry rot at the base of walls
Soil, planters and sprinklers against stucco or siding rot the sill plate and the bottom of the studs; we cut back to sound wood, sister or replace framing, re-flash and re-side.
Cracked and failed stucco
Hairline cracks are refinished; cracks that let water in and stucco that has lost its bond to the lath are cut out and rebuilt with new paper and lath.
Window and door flashing
Water staining below a window almost always means the flashing stops short; we open the siding around the opening, flash it properly and reinstall.
Deck ledgers
Ledgers that were sided over without flashing rot the band joist; we open, repair and flash so the deck and the wall both last.
Termite and woodpecker damage
Damaged boards are replaced and the cause addressed; in fire-hazard zones the replacement board must meet the WUI code.
Matching old siding and stucco
Lap profiles, board widths and stucco textures are matched so the repair reads as original, then primed and painted or color-coated.

Most stucco repairs run $650–$2,500 (2026 planning ranges compiled from published Los Angeles pricing): a service minimum around $650 for hairline cracks, $840–$2,200 for cracks with a refinish, and $4,000–$9,500 when a section needs new paper and lath. Press a screwdriver into the bottom edge of the siding and the trim at the corners and below windows: soft wood, paint that bubbles or boards that flex are rot. Stains on the inside of a wall, a musty smell in a closet on an exterior wall and sprinklers that hit the house are the usual signs behind it.
Yes. Lap siding is matched by profile and exposure, board-and-batten by board width, and stucco by texture (sand, lace, dash or smooth) with a color coat or paint across the repaired area and a natural break so the patch disappears.
Small repairs, roughly under 10 percent of the wall's replacement cost, do not need a permit in the City of Los Angeles. Opening a wall section to the sheathing, replacing the weather barrier and lath, or changing the wall assembly is permitted, through LADBS or your city's building department.
Yes. Most of our repair work is on exteriors installed by someone else, which is often why they failed: no barrier, no flashing, siding over rot. We fix the cause, not just the surface.
When the weather barrier behind the siding has failed across the wall, when the stucco has lost its bond to the lath in several places, or when boards are soft on more than one elevation. In those cases a repair buys a year or two; a replacement of that wall, or the house, buys decades.
