A kitchen is the remodel most Los Angeles homeowners price first and understand least, because two kitchens of the same size can be $40,000 apart before a single tile is chosen. The layout decides most of it: a kitchen that stays where it is costs a fraction of one that moves the sink, opens a bearing wall or needs a new electrical service to run an induction range.

Across Right Image Builders' San Fernando Valley pages, the 2026 planning ranges are:

ScopePlanning rangeWhat it includes
Refresh$32,000–$70,000Same layout: new cabinetry or refacing, countertops, backsplash, sink and faucet, lighting, paint; appliances in the same positions.
Full remodel$50,000–$130,000Everything above plus new flooring, relocated appliances, new circuits and often a 200-amp service, plumbing moved within the room, Title 24 lighting.
Open-concept / luxury$85,000–$225,000+A bearing wall out on an engineered beam, the kitchen opened to the living and dining rooms, an island with seating, panel-ready appliances, custom cabinetry and stone.

These are planning ranges, not bids. Cabinetry grade, countertop material, the appliance package and the structural and electrical work decide where a kitchen lands inside its range.

Kitchen remodel cost by neighborhood

Each neighborhood page carries its own table. The spread reflects the houses: the 1950s tract kitchens of Van Nuys, Valley Glen and North Hollywood are small and square, the mid-century kitchens of Sherman Oaks and Studio City often open to a great room, and the estate kitchens of Encino and Toluca Lake run to 48-inch ranges and column refrigeration.

The seven things that move the number

1. Cabinetry

Cabinets are the largest single line in most kitchens. Stock and semi-custom boxes with new fronts sit at the low end; fully custom, inset-door cabinetry with interior fittings can double the line on its own.

2. Countertops

Quartz and granite are the middle of the market; marble, quartzite and large-format porcelain slabs, waterfall edges and full-height slab backsplashes move the number up quickly.

3. Appliances

A standard package and a professional package can differ by $20,000 or more, and an induction or 48-inch range changes the electrical and gas requirements behind the wall.

4. Layout changes

Moving the sink or the range moves plumbing, gas and venting. Opening a bearing wall needs a licensed engineer, a beam and a structural permit; it is the step that turns a full remodel into an open-concept project.

5. Electrical service

Most 1950s Valley houses still have 60- to 100-amp panels. A modern kitchen with an induction range, a double oven and dedicated small-appliance circuits usually needs a 200-amp LADWP service upgrade, which we include in the proposal when the panel calls for it.

6. What is behind the walls

Galvanized supply lines and cast-iron drains in a 1940s–60s house are replaced while the walls are open; slab floors make a relocated sink more work than a raised foundation does.

7. Permits and Title 24

Replacing cabinets and counters in place generally needs no permit. Moving plumbing or gas, adding circuits, changing the service or removing a wall does, through LADBS inside the City of Los Angeles or the City of Burbank in Burbank, and the new lighting must meet Title 24. Right Image Builders pulls and closes every permit.

How long a kitchen remodel takes

Plan on 4–8 weeks of design, selections and cabinet lead time before demolition, then 5–8 weeks on site: demolition, rough plumbing and electrical, inspections, drywall, cabinets, countertop templating and installation, tile, finish carpentry and paint. The kitchen is out of service for the whole construction phase; most families set up a temporary kitchen and stay in the house.

Questions

In 2026, a refresh that keeps the layout runs $32K–$70K, a full remodel $50K–$130K and an open-concept or luxury kitchen $85K–$225K+ across the San Fernando Valley. After the free on-site estimate you get an itemized fixed price in writing.

Cabinetry, in most kitchens, followed by countertops and the appliance package. Structural work (opening a bearing wall) and a 200-amp electrical upgrade are the two items that move a project from one tier to the next.

Not for replacing cabinets and counters in place. Moving plumbing or gas, adding circuits, upgrading the service or removing a wall needs a permit through LADBS (or the City of Burbank), with inspections at rough and final; we pull and close it.

Plan on 4–8 weeks of design, selections and cabinet lead time, then 5–8 weeks on site once the permit is issued. Custom cabinetry and relocated plumbing push toward the long end.

Yes; almost every client does. The kitchen is out of service for the construction phase, so we set up a temporary kitchen and keep the dust contained to the work area.
