A bathroom is the smallest room in the house and one of the most expensive per square foot, because almost everything in it is either waterproofing, plumbing or tile. The price is set less by the size of the room than by how much of the plumbing moves and how the shower is built.

Across Right Image Builders' San Fernando Valley pages, the 2026 planning ranges are:

ScopePlanning rangeWhat it includes
Refresh$18,000–$40,000Same layout: new tile, vanity, toilet, fixtures, lighting, exhaust fan and paint; the tub or shower rebuilt in place.
Tub-to-shower conversion$22,000–$52,000The tub out, a walk-in shower on a properly sloped and waterproofed pan, frameless glass, a niche and a bench, with the drain and valve relocated as needed.
Primary bath renovation$35,000–$95,000+A gut remodel with the plumbing relocated, a larger shower or a freestanding tub, a double vanity, heated floors, new lighting and ventilation, and often a wall moved to gain space.

These are planning ranges, not bids. Tile and stone selections, fixtures, a curbless shower, relocated plumbing and the condition of the drains behind the wall decide where a bathroom lands inside its range.

Bathroom remodel cost by neighborhood

Each neighborhood page carries its own table. The 1950s baths of Van Nuys, Valley Glen and North Hollywood are small and built on slab; the primary baths of Sherman Oaks, Studio City and Encino are larger and expected to finish at a higher level, and Toluca Lake tops the Valley.

What drives the price

1. Waterproofing and the shower

The shower pan, the slope, the waterproofing membrane and the glass are the part of the job that decides whether the bathroom is still dry in twenty years. A curbless shower adds a recessed or built-up floor so the slope works without a curb; on a slab floor that means cutting the slab.

2. Plumbing relocation

A refresh keeps every fixture where it is. Moving the toilet, the shower drain or the vanity means new drain lines under the floor, which on a slab means trenching the concrete and on a raised foundation means crawlspace work. Most 1940s–60s Valley houses also have galvanized supply lines and cast-iron drains that are replaced while the walls are open.

3. Tile, stone and fixtures

Porcelain tile and a quartz vanity top are the middle of the market; marble, large-format slabs, mosaic floors, a freestanding tub and a thermostatic shower system move the number up.

4. Ventilation, electrical and heat

Every remodeled bathroom gets a properly ducted exhaust fan, GFCI-protected circuits and new lighting; heated floors and a dedicated circuit for a towel warmer or a bidet seat are common additions in primary baths.

5. Permits

Every bathroom we build is permitted: plumbing and electrical permits at minimum, a building permit when a wall moves or a window changes, through LADBS inside the City of Los Angeles or the City of Burbank in Burbank, with inspections at rough and final. Right Image Builders pulls and closes every permit.

How long a bathroom remodel takes

Plan on 2–4 weeks of design and selections, then 3–6 weeks on site: demolition, rough plumbing and electrical, inspection, waterproofing, tile, glass, vanity, fixtures and paint. A refresh is the short end; a gut primary bath with relocated plumbing is the long end. When the house has a second bathroom, the family stays home.

$22K–$52K in 2026 across the Valley: the tub out, a walk-in shower on a sloped and waterproofed pan, frameless glass, a niche and a bench, with the drain and valve relocated as needed. A curbless shower on a slab floor adds the slab work.

The shower: waterproofing, the pan, the tile and the glass. Relocating plumbing is the second, especially on a slab floor, and tile and fixture selections decide the rest.
