Plenty of Los Angeles backyards hold a pool that gets swum in a handful of weekends a year. Woodland Hills is not one of those places. What the Build Includes
Shape, depth, and placement worked against your actual parcel — setbacks, easements, sight lines from the house, and where the afternoon sun falls. The shell is engineered, and on any lot with slope the geotechnical and soils work comes in before a shovel moves, not after.
The hillside scope. Where the lot falls away, the pool needs a grading permit, engineered retaining walls or caissons, slope setbacks, and a drainage plan that keeps water off the slope face. It is genuine engineering, and we price it openly rather than letting it surface at plan check.
A pool is rarely one permit. We submit the structural drawings and carry the building, electrical, and plumbing approvals through plan check, with Valley submittals at the Van Nuys Development Services Center, then schedule every inspection from pre-gunite to final and close the permit.
Layout, dig, and haul-off — heavier on graded lots where material has to be exported. Then reinforcing steel bonded to code, the gunite or shotcrete shell and its cure, circulation plumbing, the equipment pad, and the gas and electrical runs for a heater, with a variable-speed pump as California energy rules require.
Waterline tile, coping, and a deck sized for how west Valley yards actually get used — travertine, pavers, or broom-finish concrete, chosen with summer surface temperature in mind. Raised spas, spillways, and stone sheer-descent walls get built at this stage, because they are structural, not decorative add-ons.
Pergolas, cabanas, and outdoor kitchens that keep the deck usable through the afternoon, plus the required drowning-prevention features designed in from the start rather than bolted on to pass a final. Then plaster, fill, and a supervised startup so the surface cures correctly — with a walkthrough and a closed permit.
Local Conditions
Heat is the local advantage. Woodland Hills is the west Valley's hot end, and summer temperatures routinely run well above the LA basin. Both are entirely buildable. They are not the same price, and you should know which one you own before you fall in love with a rendering.
Brush clearance and access. Where the neighborhoods meet open hillside, ongoing vegetation clearance around structures is a live consideration — it affects where a cabana, pool house, or equipment pad can sit, and what gets planted around the water. Access matters too: the larger lots here often mean long equipment runs, and a steep or narrow driveway can mean a pump truck for the gunite. We measure all of it on the first visit, because it moves both the schedule and the price.
Permits run through LADBS. Woodland Hills is City of Los Angeles, so plan check and inspections go through the Los Angeles Department of Building and Safety, with Valley work submitted at the Van Nuys Development Services Center. Setbacks from property lines, structures, easements, and slopes are all checked at review — as is clearance from overhead power lines, which quietly eliminates some yard positions before design even starts.
