Northridge Lots
and the Second Unit They Can Hold
Northridge lots are generous by Valley standards: 7,000–9,000 sq ft tracts with an attached or detached garage, and half-acre RA and RE parcels in Sherwood Forest and Devonshire Highlands where a full 1,200 sq ft detached unit fits with room to spare. The tract garages convert to a 400–480 sq ft studio or one-bedroom; the estate lots take a two-bedroom unit with its own driveway approach, and some keep the horse-keeping setbacks that come with the zone.
The typical site is a 7,000–9,000 sq ft tract lot with a detached or attached garage, or a Sherwood Forest estate lot with room for a full 1,200 sq ft unit. What decides between a garage conversion, a JADU and a detached unit is that lot, the sewer route and the main panel: 100-amp panels in most 1950s–60s houses and 125–150 amps in the 1970s tracts; a full kitchen with an induction range usually means a 200-amp LADWP upgrade. Every unit gets a full kitchen and bath, its own sub-panel and, for a detached unit, its own address.
One contract covers the whole job: a licensed architect draws the plans, a structural engineer stamps them, we file with LADBS and answer the corrections, and our own crew builds through final inspection and the Certificate of Occupancy. Our office is in Valley Glen, about 20–25 minutes away, and the project lead who does the feasibility visit runs the build.

Three Paths
to a Second Unit
Detached ADUs
A ground-up standalone home in the backyard — up to 1,200 sq ft, one or two bedrooms, its own entrance and address. On typical Northridge R1 lots we most often build in the 600–1,000 sq ft range, sized to the yard and your budget.
Garage Conversions
The most cost-effective Northridge path. We convert your existing detached or attached garage into a legal ADU — foundation and slab upgrades, framing, insulation, windows, a full kitchen and bath, and code electrical and plumbing, all permitted.
Junior ADUs (JADUs)
A JADU (up to 500 sq ft) carved out of the existing house — often a converted bedroom or garage-adjacent space with an efficiency kitchen. The lowest-cost way to add a legal, rentable unit without building new square footage.
LADBS Standard Plans
Where it fits your lot, we use the City of LA's pre-approved ADU Standard Plan Program to shorten plan check and reduce design cost — a faster, more predictable path to permits than a fully custom set of drawings.
Utilities & Site Work
Water, sewer, and electrical connections; addressing; grading and drainage; and the exterior work that ties the ADU into the property. The unglamorous coordination that quietly makes or breaks an ADU timeline — handled in-house.
Design, Permits & Build
One contract from concept to keys: a licensed architect draws the plans, a structural engineer stamps them, we file with LADBS, and our own crew builds through final inspection and the Certificate of Occupancy.
Why Northridge
Works for ADUs
Northridge spreads across the northwest Valley from Nordhoff Street north to the 118, with the Cal State Northridge campus at its center, the Northridge Fashion Center on Tampa, Sherwood Forest and Devonshire Highlands on their half-acre lots to the south and north, and the Metrolink station on Wilbur Avenue a mile from campus. Our office is in Valley Glen, about 12 miles southeast, a 20–25 minute drive, and the LADBS counter that reviews Northridge permits is the Van Nuys Development Services Center on Van Nuys Boulevard, on the way.
With Cal State Northridge in the middle of the neighborhood, the ADU math is driven by faculty, staff and student housing, and the Metrolink station on Wilbur gives parcels within half a mile the transit parking waiver for a new detached unit. The utility question is usually the main panel: a 1950s–60s house needs a 200-amp LADWP upgrade before the unit gets its sub-panel, while the 1970s tracts often already have it. We check the panel, the sewer route and the zoning on ZIMAS at the feasibility visit.
An ADU in Northridge is permitted through LADBS (City of Los Angeles) at the Van Nuys Development Services Center under ministerial review, which approves a code-compliant unit without a public hearing, and the utility connections go through LADWP. Units under 750 sq ft pay no impact fees, a garage conversion needs no replacement parking, and the unit can be rented on leases of 30 days or more once the Certificate of Occupancy is issued.

Our ADU Construction Work
We had a complex ADU project that other contractors kept turning down or quoting absurd prices. Right Image Builders handled permits, design, and construction seamlessly. This is the most professional contractor I've ever worked with in 15 years of owning property in LA.
We had tried two other contractors who couldn't navigate the LADBS permit process for our ADU. Right Image Builders had the permit in hand within six weeks of starting design and delivered a beautiful unit on the exact date promised. It's now generating $2,800 a month in rental income. Best investment we've made in this property.
Questions We
Hear in Northridge
A garage conversion never needs replacement parking under state ADU law. A new detached unit needs no parking space when the lot is within half a mile walking distance of public transit, which covers much of Northridge near Metrolink at Northridge station on Wilbur Avenue, a mile from the Cal State Northridge campus. Where a space is required, one tandem space on the existing driveway satisfies it.
A garage conversion or JADU takes 6–10 weeks of design and plan check and 3–5 months of construction, about 5–8 months in all; a detached ADU takes 3–5 months of design, engineering and plan check and 6–9 months of construction, 9–14 months to the Certificate of Occupancy. Yes, you can rent it: a standard ADU can be rented long-term (30 days or more) with no owner-occupancy requirement; only a JADU requires the owner to live on the property.
Right Image Builders, a licensed general contractor (CSLB #1021284) based in Valley Glen about 20–25 minutes from Northridge, designs, permits and builds ADUs across Sherwood Forest, the streets around Cal State Northridge, Devonshire Highlands under one fixed-price contract: design, permits through LADBS, and construction by one crew, with final payment only after your walkthrough. 5.0★ on Google (45 reviews) and 4.9★ on Angi (103 reviews).
